Current Projects

The Planning and Economic Development Department is responsible for processing development applications for all new development projects in addition to redevelopment projects. The goal of this page is to inform the public of current projects under construction. This list includes a portion of the numerous projects underway in the City of Pembroke Pines. The City of Pembroke Pines City Center

~Location: South of Pines Boulevard, West of Palm Avenue.
This new 10 acre complex is the future home of Pembroke Pines City Hall and the FRANK Art Gallery. The +/- 175,000 square foot building is designed to be flexible; with the ability to seat 3,400 for a performance, accommodate trade shows or banquets. The third and fourth floors will host the City's municipal offices. The project is being constructed by Stiles and was designed by Cartaya and Associates. The facility will open for business on April 3. The grand opening celebration is scheduled for April 19, 2017..

City Center

~Location: South of Pines Boulevard, West of Palm Avenue.
The City has contracted with luxury Real Estate Developer, Terra Group develop an +/- 300,000 square foot lifestyle center along Pines Boulevard at the entrance to the City Center project. Phase 1 commercial is currently under construction and will be anchored by a Publix grocery store.

City Center has two multi-family project completed and a third project in the development review process. Modera Pembroke Pines was completed in Spring 2015 and consists of 700 Units. Town Pembroke Pines was completed in 2016 and features 365 units in addition to structured parking. Town is being built by the Related Group. A third residential is being proposed by Terra Group composed of 387 garden apartments.

Pembroke Pointe Office Complex

~Location: South of Pines Boulevard, West side of SW 145th Avenue
Duke Realty constructed an 147,000 square foot environmentally friendly office building on the 145th corridor, parallel to Interstate 75. The overall project will comprise of nearly 600,000 square feet of office use.


~Location: North of Pembroke Road, West of Hiatus
Standard Pacific Homes (Now CalAtlantic Homes) is building a gated master planned community consisting of single-family and town home units. The project is spread over +/- 120 acres and will contain approximately 500 units. The project is being developed in three phases.

Altis Pembroke Gardens

~Location: South of Pines Boulevard, West side of SW 145th Avenue
Altman development is building a five story, 280 unit complex with structured parking adjacent to the Shop of Pembroke Gardens lifestyle center.

Centra Falls

~Location: North of Taft Street, West of Flamingo Road.
Label and Company is constructing 150 luxury town home units featuring distinctive three, four and five bedroom floor plans. The project is being constructed in two phases.

Pembroke Centre

~Location: South of Pines Boulevard, West side of SW 145th Avenue
PP Omni Ventures is developing a 40,000 square foot retail center adjacent to the Shops at Pembroke Gardens on the 145th corridor. The project will feature of a mixture of restaurants and national retailers. The property is being leased by Comras Company with a completion date in spring 2017.

Bergeron Distribution Facility

~Location: South of Stirling Road, West of 196th Avenue
Bergeron Land Development is constructing an 170,000 square foot distribution facility on the southwest corner Striling Road and 196th Avenue. The project is one of the first buildings constructed as part of Bergeron Park of Commerce South.

Core 5 Industrial (South Florida Distribution Facility)
~Location: North of Sheridan Street, West of 196th Avenue
The City of Pembroke Pines acquired the 66 acre former Broward County Women's Correctional Institute property in spring of 2013. The City then annexed the parcel and put the property under contract with Core 5 with the purpose of developing an 750,000 square foot industrial park. Core 5 is currently demolishing the existing prison facility and they estimate the first building will be constructed by late 2017.
